The UK’s leading electrical safety charity – Electrical Safety First said, the majority of Home Buyers who do not have the electrics checked before purchasing a property are putting themselves at an increased risk of fire. The charity encourages people to have a qualified electrician carry out an Electrical Inspection Condition Report (EICR) to be certain that the electrics in the property are safe and working correctly.
If the EICR identifies any issues then, at least you are aware of them and you are able to factor any necessary work into your building buying negotiations.
Following extensive research conducted by Electrical Safety First, they found that half of people are not aware there is an electrical inspection that can protect them with more than a third reporting issues with their electrics after they moved in. The cost of rectifying these faults can average at £2,000 with some rising as high as £10,000.
EICR Testing when buying a new building
All buildings need an EICR so, before purchasing a property it is always worth asking the current buildingowner if they have an up-to-date EICR for the property. This will give you an overview of the current state of the electrics within the property. If do not hold an up-to-date EICR then you have every right to request for one to be carried out with costs to be agreed between either party. It is recommended for EICR testing for buildingowner to be carried out at least every 10 years unless the property has a swimming pool then, this should ideally be tested once a year.
